Get R to move in with you, at this spiffy new condo you are looking for. :D (Unless R has some kind of contract where his rent is mortgage payments to his mum.) I'd suggest a third, preferably not-a-bluesman, roomie, to make sure rent payments are on time, except I don't think you'd like having a stranger in your place.
